Electrical Upgrades to Consider When Selling Your Home

If you are getting ready to put your home on the market, there may be a few electrical upgrades you should consider before doing so. When it comes to your real estate closing, repairs can cause delays. Taking care of certain things preventatively can help you keep the process moving along smoothly, and show buyers that the house has been well maintained. As electricians at Lake of the Ozarks since 2008, we know there are a few practical things that are worth upgrading before you try to sell your home. Keep reading this blog to learn what they are!

GFCI’s

GFCI outlets are supposed to be used anywhere near water. These outlets are not expensive, but they seriously improve electrical safety in your home. The purpose is to prevent shock. We all know that water and electricity don’t mix, so having GFCI outlets that shut off when tripped is well worth the investment. If you don’t have GFCI outlets in your bathrooms and kitchen, you really should have those outlets replaced. Besides, some lenders will require GFCIs before loaning on at home.

Ungrounded Outlets

If your outlets only have two holes rather than three, they are not grounded. The third prong on the plug is to ground the device you are plugging in. That means that if there is stray electricity iit will go through the ground wire and into the ground rather than into your electrical system. Ungrounded outlets can cause your power strips to be ineffective as surge protectors, and some manufacturers of electronics will not honor their warranties if they are plugged into an ungrounded outlet. For many reasons, ungrounded outlets are safety hazards and should be replaced.

Old/Improper Wiring

It’s a good idea to have your wiring checked out to make sure that it is up to code and that you do not have any aluminum wiring. Aluminum wiring is very unsafe and some insurance companies will not insure homes with aluminum wiring. In addition, it’s important to replace wiring that is not properly done. If wires that have been connected are not in junction boxes and have the proper wire nuts, etc., that should be upgraded before you try to sell your home.

Outdated breaker Box

There are actually still a lot of older style breaker boxes in homes today, and if you have an older one in your home, it’s possible that it will have to be replaced before the buyer can finance their mortgage. There’s a reason for that. The amount of electricity that we require in homes today has increased significantly over the past few decades. Having the right size breakers and an updated box is essential for the safety of your home and to prevent overloading your electrical system and potentially causing a fire.
